Sedona is a stunning city in Arizona's high desert. The small community in the northeast portion of the Verde Valley is famous for its fantastic red sandstone formations, which glow in brilliant shades of red and orange when illuminated by the rising or setting sun.

The Areas in the Sedona MLS Include:
- West Sedona Best known to most people. Has the majority of hotels and businesses as well as residences.
- Uptown Sedona Best known for the 'touristy' area and entrance to Oak Creek Canyon. Homes are beyond that strip.
- Little Horse Park (Chapel Area) Many short term rentals in this area of few HOA's. Sits between Uptown and Bell Rock/VOC.
- Red Rock Loop Can have magnificent views, mostly rural.
- Village of Oak Creek (VOC) a large HOA just outside city limits but with a Sedona address (86351)
- Big Park That portion of what's commonly known as Village of Oak Creek but is not in the HOA. Unincorporated Yavapai County.
- Oak Creek Canyon The narrow canyon with Oak Creek. Leads to Flagstaff. Not a lot of homes come on the market in this area.
Many of the Sedona homes in Big Park are established and were built between 1970 and 1999. However, a lot of houses are considerably newer. The area, which is also known as the Village of Oak Creek, is more rural in comparison to other areas of Sedona. The Village of Oak Creek and Big Park are in Yavapai County with a Sedona address (zip 86351) but it is not incorporated.
VOC and Big Parks annual event is the Verde Valley Music Festival. The festival held at the Verde Valley School is a fundraiser that provides scholarships for Native American students. Verde Valley International School is a boarding, college preparatory high school. A lot of the real estate in Big Park consists of small studios and one or two-bedroom apartments, high-rise complexes, and single-family homes. The median price for Village of Oak Creek homes is $527,647.
Sedona City Center's median real estate price is $762,094. Like Big Park, some of the homes in this suburban neighborhood were built between the 1970s and 1990s. However, for the buyer searching for an older home, some of the residences in this section of the city were constructed between 1940 and 1969.
Oak Creek Canyon is a rural neighborhood based on the population and mainly consists of medium-sized or three to four-bedroom homes, apartment complexes, and small, studio apartments. Most of the residences are occupied by the owners. The median price for homes in Oak Creek Canyon is $558,986.
Red Rock Loop has a median real estate price of $458,677. The suburban neighborhood features three to four-bedroom homes, some small single-family homes with up tp two-bedrooms, and some mobile homes. A considerable percentage of the homes in Red Rock are occupied seasonally.
West Sedona
Homes in the West Sedona area are mainly larger (three to four-bedroom)and small, single-family homes. The neighborhood is considered to be suburban and has a median price of $475,496. A considerable number of West Sedona's homes are occupied seasonally.
An excellent selection of West Sedona homes is on the market all-year-round. At any given time, there may be more than 500 homes for sale. The median price for Sedona homes is $528,200. The median price per square foot is $273, and the average price of recently sold homes is $490,000. Since Sedona's population is small, the city is much quieter than in many surrounding cities.
